For building owners
The marketing layer that goes on your building
Most office buildings are marketed the same way: a listing on the portals and a wait for a broker to call. Downtown, that wait is long. The buildings that lease are the ones tenants and brokers already know by name. Your broker keeps the listing and the deal. We make sure the right people have heard of the building before they open a portal.
Plus Ultra
What the layer produced at Trinity Place, 1801 Broadway, in twelve months
Founders, investors, and brokers who signed up for a single evening on the building's top floor.
The Denver real estate crowd, inside the building, for one real estate happy hour.
From a broker's request to a page built for their client, live on its own URL.
The layer
Four things, one building
RG Syndicate is the layer that goes on top of your existing brokerage. It is not a listing, a flyer, or an agency retainer for ads. It is the building, made known.
A property site in the building's own voice
Not a listing page. Floors, views, the neighborhood, the story, written so that people and search engines both understand it. The site becomes the place leads arrive.
A page per broker, within a day
When a broker calls about a client, they get a page built for that one client by the next day: the space the broker is showing, the facts that client cares about, and why the building works for them, at a web address they can forward. A listing shows everyone the same thing. This shows one client the space their broker picked.
An events program in the building
A founder panel series, investor gatherings, a real estate happy hour. The people who influence where companies land get to know the building from the inside.
The building known by name
LinkedIn in the building's voice, short notes to the brokers who close downtown deals, and the press when there is news worth telling.
The proof
A building people know by name
At Trinity Place, all four pieces run together: the property site, a page for each broker who asks, the Founder Series, and a real estate happy hour. The building's own leasing team handles the tours and the leases. The layer makes sure the people who matter already know the address.
Denver's largest brokerages have asked how the building does it. The answer is on this page, and the longer version is in the case study.
The economics, in the open
Two ways to pay for the layer
We would rather show the numbers than make you ask. Pick an option, then move the sliders to see what one lease is worth to you, what our marketing performance fee would be, and what the layer costs over the months you keep it.
See the math for your building
Option A: the full layer
- That lease is worth to you
- $870,000
- Our marketing performance fee
- $22,500
- 10,000 SF x $0.75 x 3 yr. Earned when the space is leased.
- Marketing, 12 months, at 101,597 SF vacant
- $96,000
- $8,000 x 12 months. Five-month minimum.
The site, the broker pages, and the events stay with the building either way.
The terms
Simple on purpose
Flat monthly
No deposits, no draw-downs, no surprises. One number a month, set by the square footage we are marketing.
Marketing, not brokerage
RG Syndicate is a marketing firm. We do not show space, negotiate terms, prepare or advise on leases, or represent the owner or any tenant. Your leasing broker does all of that. We make sure the right people already know the building.
Five-month minimum
That is what it takes to build the site, the supporting pages, and the listings properly.
Then month to month
After the minimum, either side can step away with 30 days' notice.
The first 30 days
What happens first
- 01
A walk-through and one conversation with your leasing team about who the building is for.
- 02
The property site live, with a facts page brokers and search engines can read.
- 03
The first broker page, built for a live requirement.
- 04
The first event on the calendar.
Practice what we preach
This page is the layer, applied to us: one audience, one page, built in a day, with the economics in the open. Your building gets the same treatment.
